Appraisers, typically hired by lenders for real estate transactions in progress, can only operate on 'sold' data. This means that they are utilizing a 'snapshot' of the market, and this provides an important key to selling your home, as it impacts how much money can be borrowed (no lender is going to lend you more money than the house is worth!).
