What do YOU think...3 Survey Questions! Please add your responses
June 22nd, 2009 3:38 PM

3 big issues in the world of Real Estate in the past few weeks.  I'm curious as to how people "outside" the real estate industry think.  Take just a couple of minutes - post a response to any or all of the issues and lets keep the conversation going.

1. Tax Credits for 1st Time Buyers - There is lots of speculation in the news right now.  Talk of extending it through 2010 (it is currently set to expire in December 09), broadening it to all buyers (not just first timers), and also of increasing it to $15,000.  There is also a discussion of allowing buyers to "monetize" the tax credit - allowing them under some circumstances to use it toward down payment.  Are these tax credits really a good thing?  How are they paid for, and are they going to have the end result they are intended to (turning the housing market around)?

2. Interest Rates continue to climb - what does that mean to you folks thinking about buying?  Many potential buyers were watching and waiting for the perfect storm of low home prices, and low interest rates.  Have you missed the opportunity?  Are interest rates ever coming back below 5%?  If they don't, has that taken you out of the market?

3. Where do you see housing "affordability?"  - We are not likely to see a "bottom" to the housing market until we hit a level where housing becomes "affordable" again.  That term is pretty mushy though - and different in almost every geographic area.  How do YOU measure whether buying a home is now "affordable" or not?

Post and let's discuss...

Dave

Is it YOUR Buyer's Market
June 8th, 2009 5:36 PM

Hey kids...let's put on a show!

I remember that phrase from the very old Mickey Rooney and Judy Garland musicals (I'm not dating myself...I watched them in black and white as a kid on the TV!)

Well, we're putting on a show for you.  This is one of the greatest buyers markets of our generation...

  • There is an amazing amount of inventory - over 10 months of inventory in Albany and Corvallis...and over 19 months of inventory in Lebanon!
  • Prices are low (and lots of motivated sellers is going to keep it that way for a little while to come)
  • Interest rates are excellent (although they ARE starting to move up again)

I know, we can should about it being a "Buyer's market" all day long - but the question is, is it  YOUR Buyer's Market?  Do you know how to take advantage of:

  • USDA Rural Development loans
  • VA Loans
  • FHA Loans
  • $8000 Tax Credit for first time home buyers
  • How to develop a winning negotiating strategy

Find out, sign up for "It's My Buyer's Market" workshop...you'll get pre-approved with a local lender, and then participate in a 2 hour educational workshop with seasoned real estate professionals.  When you're done, we'll get you ACCESS to MLS listings in our area that meet your wants and your needs...in YOUR price range.
