Get the price right. Many home owners make the mistake of using only the “asking price” of the homes in the area, some just guess Take the time to do some research and be sure you know the “SOLD” prices...ultimately they are the ones that count, that is what the appraisers use. Be flexible. If your buyer is out driving and sees your sign, they may not be willing to wait until next Tuesday to see inside. When they call, you MUST be ready to show them your home before they buy something else!
Market your home to the right audience! Determine the most likely buyer for your home...and direct your marketing efforts toward THEM. The Internet has overtaken the newspaper as the most often used source of information for most home buyers. For example, I showcase my listings on REALTOR.com®, the most po pular real estate web-site, as well as three other high-traffic sites.
Keep an emotional detachment...it’s a BUSINESS deal. Not everyone will like your home. You are going to get “low-ball” offers. It’s hard not to let your feelings play a role in the negotiation process; especially if you took such loving care of your home. If you want to make the best deal when selling your home, you have to keep your emotions out of it.
SAFETY FIRST! You are letting strangers into your home. Do what REALTORs® do: pre-qualify prospects by asking pertinent questions. Then, lock up your valuables, and keep personal papers out of sight. If there is more than one person looking at your home (a couple perhaps), try to keep them together as you tour the home.
Have an adaptable plan. Have a plan in place for how you will deal with the worst case scenario...NOT getting your home sold. Dropping the price is not the only alternative! Keep in mind that any market has a limited number of buyers shopping the FSBO market. If they have all seen your home, and made their decision, you'll have to wait for new buyers to enter that market, right? One other choice is to get exposure to a different market, like the 83% of buyers who are working with a REALTOR to make their purchase. Evaluate your plan at set milestones and determine what your best next step is.
